The Multiple Listing Service (MSL Listing)
is a group of private databases which allows MSL listing real estate brokers representing sellers
under a listing contract to widely share information about properties with real estate
brokers who may represent potential buyers or wish to cooperate with a seller's broker
in finding a buyer for the property. Because there is no centralized authoritative "MSL" and no universal data format, many searchable MSL Listing databases exist such as the Multiple Service Listing In GTA, Hilton Head Island MSL Listing Service, and MSL Online, the
Official gateway to all Canadian MSL information sponsored by The Canadian Real Estate Association.
Though not trademarked, the The Austin Board of Realtors (ABoR) is taking a strong stance against Austin MSL members using the term "Austin MSL" on their web sites. This creates a competitive advantage for web sites that are not associated with, nor abide by, the rules of the Austin MSL drawn up by the ABoR Board of Directors. There is no single authoritative "MSL listing", and no universal data format. The many local and private databases--some of which are controlled by single associations
of realtors or groupings of associations (which represent all brokers within a given community or geographical area) or by real estate brokers, collectively referred to as the MSL because of their reciprocal access agreements. So how do you get an MSL listing number? You must have a limited service agency put your listing in the MSL, and money is made by the agency only when your home sells. Many listing agencies have packages that will include posting your home in an MSL listing.
